The Grapevine City Council has approved a one-year extension for the design overlay of the Reserve at Bear Creek, a forthcoming townhome development situated just west of Dallas Fort Worth International Airport. This extension allows the developers additional time to collaborate with city officials on necessary public improvements before commencing construction.
Development Details
The Reserve at Bear Creek encompasses nearly 14 acres and is slated to feature 69 townhomes. The design overlay permits deviations from standard requirements such as lot size, lot width, and lot depth, facilitating a more flexible development approach. Initially approved in 2018, the zoning and design overlay expired, leading to a re-approval in 2024. The current extension addresses ongoing public improvement requirements prior to filing building permits.
City Council Proceedings
The decision to grant the extension was made during the City Council meeting on March 19, 2025. Council members reviewed the developers’ request and the associated staff memo outlining the necessity for additional time to meet public improvement obligations. The approval reflects the city’s commitment to ensuring that all developmental prerequisites are satisfactorily addressed before the project’s advancement.
Next Steps
With the extension in place, developers will continue to work closely with city officials to finalize the required public improvements. Once these are completed, the project will proceed to the building permit application phase, bringing the Reserve at Bear Creek closer to offering new housing options in the Grapevine area.
