On April 28, 2025, the Flower Mound Planning and Zoning Commission unanimously approved a revised parking ratio to facilitate the potential establishment of an H-E-B grocery store within the Furst Ranch development. The proposed store would occupy approximately 110,000 square feet near the intersection of US 377 and Cross Timbers Road.​

The newly recommended parking ratio stipulates one parking space per 150 square feet of retail space, a significant increase from the standard one space per 250 square feet currently designated for Furst Ranch. This adjustment would allow for 733 parking spaces, surpassing the standard requirement of 440 spaces and the maximum of 528 spaces permitted under the town’s 20% deviation allowance. To address the excess parking, additional landscaping, including the planting of more trees, has been proposed as a mitigation measure. ​

Becca Wang, H-E-B’s predevelopment services manager, emphasized the company’s commitment to thoughtful store design and landscaping, stating, “We try our hardest to make our stores look great. We’re very thoughtful when it comes to our landscaping plans.”​

The commission also discussed reallocating approximately 8.8 acres from the mixed-use neighborhood subzone to the mixed-use transition zone within Furst Ranch. Some commissioners suggested additional mitigation measures, such as bioswales, to manage stormwater runoff. Jonathan Kerby, a civil engineering consultant with Kimley-Horn representing H-E-B, indicated that such features would require further engineering and would likely be detailed in a future site plan.​

Commissioner Todd Bayuk noted community enthusiasm for the potential H-E-B store, stating, “Our neighborhood Facebook page was lighting up when they saw the agenda item and H-E-B was listed on there. We’re excited about getting a grocery store, especially the quality of H-E-B.”​

While there is currently no set timeline for the store’s development, Wang acknowledged that the parking ratio adjustment is a critical step in assessing the project’s feasibility. The Flower Mound Town Council is expected to consider the parking ratio amendment at its upcoming meeting on May 5, 2025.
