Homestead Exemption Requirements for Denton County Homeowners Clarified Following Media Report
Denton, TX – January 28, 2025 – Homeowners in Denton County may be experiencing confusion regarding homestead exemption requirements due to a recent media report from Dallas. The report referenced Senate Bill 1801, which became effective on September 1, 2023, following the 88th Texas Legislative Session. However, some details presented in that report apply specifically to Dallas County and do not affect homeowners in Denton County.
Under Senate Bill 1801, all Texas appraisal districts, including the Denton Central Appraisal District (Denton CAD), must periodically review properties receiving homestead exemptions under Texas Property Tax Code Section 11.13. Denton CAD will conduct an internal audit annually, reviewing approximately one-fifth of homestead properties in the county to ensure continued eligibility.
This review process is designed to confirm that homeowners still meet the criteria for their homestead exemption, including maintaining the property as their primary residence. If a property is flagged for potential ineligibility, Denton CAD will send a verification letter requesting updated documentation. Homeowners must respond to this request to maintain their exemption status. If no response is received, additional notices will be sent before any changes are made to the exemption.
To prevent any disruptions to their homestead exemption, Denton CAD advises all homeowners to promptly submit any requested documentation.
